The undisputed best time of year to aerate and seed a lawn is in the fall. Warm soils, cool nights and dying annual weeds make fall conditions the ideal time for aeration combined with overseeding.

AERATING:

WHY?
Aerating is the process of poking holes, or โ€œspikingโ€ your turf area. This creates plugs of grass, thatch, and soil. By pulling these plugs out you are exposing your root system to elements needed for strong growth and a full yard of grass.
WHEN?
For cool season grass - Early spring or fall (after the first mow). For warm season grass - Late spring (after the second mow).

DETHATCHING:

WHY?
When little bits and pieces of grass die they gather above the soil, this is thatch. A little bit can be beneficial, but sometimes it builds up too fast for natural processes to break it down. This forms a barrier keeping moisture and air from going where your grass needs it. If you have a 1/2โ€ or more of thatch on top of your grass, this can weaken the growth of your lawn.
WHEN?
This can be done at the same time of year as aerating. For cool season grass - Early spring or fall. Wait until after the first mow, the ground must be dry. For warm season grass - Late spring (after the second mow).

OVERSEEDING:

WHY?
Overseeding plants grass seed directly into the turf, without tearing up the turf or soil. This can help fill bare spots, improve the density of your turf, and enhance the colour.
WHEN?
Overseeding after an aeration will give the seed the best opportunity to thrive and get the nutrients needed. The best time of year to do this is in the fall. This is due to warmer days helping seeds germinate and cooler nights helping growth in the established seed.
